A proper website. Built for you. Nothing upfront.
One-page WordPress sites for local UK businesses who want to look professional online without agency prices or agency timelines. You pay £99/month — I handle the rest.
Everything you need. All in the £99.
No surprise invoices. No “that’ll be another £200” for hosting. No hunting for a domain. It’s all in.
Your website, built by me
A clean, fast one-page site designed around your business. Written for your customers, not a template.
Fast, reliable hosting
Hosted on my UK agency stack. Loads quickly, stays online, backed up daily. You never touch a control panel.
Your domain name
A .co.uk domain (or similar) sorted and set up for you. If you already own one, I’ll point it to your new site.
Ongoing edits
Change your prices, add a new service, update your opening hours. WhatsApp me — I’ll do it. No form to fill.
A contact form that works
Proper enquiry form that lands in your inbox reliably — not a broken WordPress default that quietly eats messages.
A real human to WhatsApp
You get me directly, not a helpdesk. Something broken? Question about SEO? Just message — usually reply same day.
From WhatsApp message to live website — in three steps.
No lengthy discovery calls unless you want one. No 40-page proposal documents. Just a straightforward process built for busy people.
You send a WhatsApp
Tell me about your business in a few messages — what you do, who your customers are, what you want the site to achieve. Voice notes are fine too.
Usually a 5-minute chatI build your site
I design and build a proper one-page site for your business. You see a live preview within a few days and get to say “yes, love it” or “change this bit.”
Preview within 3–5 daysYour site goes live
Domain sorted, site live, ongoing support kicks in. Your first £99 payment starts from the day your site goes live — not from the day you signed up.
Live within 7–10 days“But what if I’m not sure yet?”
Message me — no pressureThree ways to get a website. Only one is built for busy small businesses.
Most people trying to sort a website end up either fighting a DIY builder alone, or paying an agency five grand for something that took three months. There’s a middle path.
Build it yourself
- Cheap monthly cost
- Takes weekends you don’t have
- Looks like a template — because it is
- SEO is a whole separate rabbit hole
- Every change costs you an evening
Site & Seen
- Nothing to build — I do all of it
- Site, hosting, domain, edits — all included
- Custom built, not template-flipped
- Live in 7–10 days, not 7–10 weeks
- WhatsApp me for any change, ever
Hire an agency
- Polished end result — eventually
- 3+ month turnaround, sometimes longer
- You’ll speak to a junior, not the designer
- Every extra request is a change-request fee
- Overkill for a small local business
The things people actually ask me.
The awkward ones, the money ones, the “what’s the catch” ones. Straight answers, no salesy waffle.
No catch, but a fair trade. There’s no upfront cost for the build — I spread that cost across a 12-month minimum at £99/month. That covers your website, hosting, domain, ongoing edits, and me being available on WhatsApp when you need something.
The maths: £99/month × 12 months = £1,188 total. A comparable one-off build from a freelancer is usually £1,000–£2,500, and you’d still pay for hosting on top. This just spreads it and includes everything.
Every site gets around 2 hours of edits per month, which covers changes and updates to what’s already on your site. Think:
- Updating prices, contact details or opening hours
- Rewriting or reworking existing text
- Swapping out photos for new ones
- Adding a new testimonial
- Fixing anything broken you spot
Bigger stuff — new pages, new features, adding online booking or ecommerce — is a separate project. I’ll always quote you upfront so nothing’s a surprise. Anything over the 2 hours in a given month is £45/hour, always agreed before I start.
You’re free to leave or stay. After month 12 the service continues month-to-month at the same £99 — cancel with 30 days’ notice any time. Most clients stay because the site keeps working and getting better, but there’s no long tie-in.
Yes. The content, brand, copy, and photos are yours — always. The domain is registered to you.
The one honest thing: while you’re on the plan, the site sits on my hosting and uses my WordPress setup. If you decide to leave, I’ll help you take everything with you — an export of your site files, your database, and your domain — so a future developer can pick it up. You never get locked in.
The £99 covers a proper one-page site — designed to do one job well, which for most local businesses is enough to convert enquiries.
Extra pages are quoted as a project — usually £150–£300 per page depending on scope. Same with things like online booking, blogs with regular posts, or ecommerce. I’ll always tell you the price before starting so you can decide.
Honest answer: I’ll build the foundations right — fast loading, mobile-first, proper meta data, clean structure, local SEO signals. That gets you competitive for local searches over 3–6 months.
What I won’t do is promise “page 1 in 30 days” — anyone promising that is either lying or about to charge you a lot more than £99/month for ads.
Usually 7–10 days from our first proper chat. You’ll see a preview within 3–5 days for feedback, then it goes live once you’re happy.
The biggest variable is you — how quickly you can get me photos, service details, and any brand info. If you’re organised, I’m fast.
The preview stage is exactly for this. You see the site before it goes live and we adjust anything that isn’t right — colours, wording, layout, whatever. I’d rather do one round of proper feedback than launch something you’re lukewarm about.
If we get to preview and you genuinely hate it and don’t want to continue, no hard feelings — you don’t pay a penny and we go our separate ways.
Question I didn’t answer?
WhatsApp me — I’ll give you a straight answer, usually same day.
Built by someone who’s been on your side of it.
I built my first website twelve years ago for my own painting and decorating business. It started as a way to save on marketing costs — and turned into a self-taught skillset I’ve been sharpening ever since.
What I saw over those years was the same story on repeat: mates in the trades getting sold £2,000+ websites that took months to build and were quietly impossible to update. Or the opposite — struggling with a DIY builder they didn’t have time to learn, ending up with something that looked exactly like everyone else’s.
When I stepped back from painting, I set up Site & Seen to be the fair alternative. Proper websites for local UK businesses. Built quickly, priced fairly, no agency runaround.
Right now Site & Seen is early stage. I’m being selective about my first clients — which means £99/month gets you what most agencies charge £250+ for, direct access to me on WhatsApp, and no junior-designer handoffs. In exchange, you help me build case studies and word of mouth. Everyone wins.
